Before the works...
The wooden floors in this Cockfosters house were comprising of pine floorboards and engineered oak flooring - all looking tired and in urgent need of restoration. During our initial survey, we did a thorough inspection of the floors & discussed with the client all possible options, followed by itemised quote with our floor sanding & repairs prices.
Our client has decided to go for floor sanding, floor repairs and gap filling of 79 sqm pine floorboards and finishing the floors in matt Lacquer.
How we completed this pine floorboards renovation...
The original thickness of the pine victorian floorboards used for residential properties is approx. 20 mm when laid. Pine timber shrinks with the time and also becomes thinner every time the floors are restored. The minimal thickness, after which floorboards cannot be restored any more is approx. 15 mm.
At this stage our team will inspect carefully the thickness of the floorboards and also advise if any further repairs or floorboards replacement may be recommended prior to the floor renovation works.
During the floorboards restoration, the entire area is going through a sanding process of levelling with coarser grids, finishing with finer grids, and finally buffing, prior to the application of the sealant & between the coats, for outstanding results.
In this project we also stripped pine staircase with 4 steps. Our stairs restoration service includes finishing with various choices, preference of the client - clear lacquer, staining or paint (for wooden floors).
Our works included approx. 79 sqm pine floorboards floor restoration and finishing in matt lacquer. The sealing went down with 1 coat of primer and 2 coats of Bona Mega lacquer.
Our floor refinishing service begins with detailed inspection of the floors and any repairs to the floorboards will be completed in this initial stage. In this project we replaced approx. 6 sqm of original floorboards.
We also carried out gap filling as part of the wood floor sanding process. We aim to apply the resin filler with saw dust in late hours of the working day, so it settles properly overnight and in case it is needed we can repeat it on the following morning, if required. The putty is after that removed by next stages of the floor sanding process in medium grids.
Overall, this floor restoration project in Cockfosters was completed as planned and to the satisfaction of the client.
