Before the works...

The oak engineered wood flooring in this Sunbury house was looking tired and in timely need of refinishing. During our obligation-free survey, we did a thorough inspection of the floors & discussed with the client all possible options, followed by itemised quote with our floor restoration & repairs pricing.

Our client has decided to go for floor sanding and beading installation of 32 sqm oak engineered wood flooring and finishing the floors in matt Lacquer.

How we completed this oak engineered wood flooring restoration...

One of the challenges we experienced during this project was to complete the floor works in stages, due to bulky pieces of furniture, which could not be moved out.

Engineered wood flooring comes with different thickness of the top layer. During the site survey, we have identified the remaining thickness however, our team will verify again, there is sufficient thickness before starting the floor restoration works.

During the oak engineered floor restoration, the entire timber surface is going through a sanding process of levelling with coarser grids, finishing with finer grids, and finally buffing, prior to sealing & between the coats, for outstanding results.

When installing new floors an expansion gap of approx. 10 mm must be left around the perimeter. This gap is either covered by new skirting boards, or in case the old ones remain - scotia or quadrant beading will be installed around the perimeter.

In this project the client decided to go with solid oak scotia beading around the perimeter.

Our works included approx. 32 sqm oak engineered wood flooring floor sanding and finishing in matt lacquer. The sealing went down with 1 coat of primer and 2 coats of Bona Mega Natural lacquer.

Overall, this floor renovation project in Sunbury was completed as scheduled and to the delight of the client.
