Before the works...
The oak engineered wood flooring in this Kingston house was looking tired and in desperate need of restoration. During our initial survey, we did a thorough inspection of the wooden floors & discussed with the client all possible options, followed by itemised quote with our floor sanding & repairs prices.
Our client has decided to go for floor sanding of 88 sqm oak engineered wood flooring and finishing the floors in matt Lacquer.
How carried out this oak engineered wood flooring restoration...
One of the challenges we experienced during the floor works was to complete the floor works in stages, due to bulky pieces of furniture, which could not be moved out.
Engineered wood flooring comes with different depth of the top layer. During the site survey, we have confirmed the remaining thickness however, our team will verify again, there is sufficient depth before starting the floor sanding works.
During the oak engineered floor restoration, the entire area is going through a process of levelling with coarser grids, finishing with finer grids, and finally buffing, prior to sealant application & between the coats, for outstanding results.
In this project we also restored oak staircase with steps. Our stairs sanding & sealing service includes finishing with various choices, preference of the client - clear lacquer, staining or paint (for wooden floors).
Our works included approx. 88 sqm oak engineered wood flooring floor restoration and finishing in matt lacquer. The sealing went down with 1 coat of primer and 2 coats of Bona Traffic lacquer.
Overall, this floor renovation project in Kingston was completed as originally planned and to the satisfaction of the client.

Oak wood is a durable and strong hardwood timber known for its distinct grain patterns and wide range of colors, from light brown to reddish tones. It has a coarse texture with prominent grain markings, making it a popular choice for furniture, flooring, cabinetry, and structural applications. Oak is highly resistant to wear, moisture, and insect damage, offering long-lasting durability. It takes staining in dark, light, greys and whites well, with lacquer and oil-based finishes. Another reason that makes it the most popular timber for wooden flooring offering versatility in both traditional and contemporary designs.
